Plans & Planning London provide a full range of architectural design services ranging from loft conversion ideas to full home design solutions.
We work with hand drawings, CAD and 3D models to effectively demonstrate the project in as much detail as is required to fit the budget.

Package 1
Design + Planning
Who is this package for?
This package is ideal if you wish only to obtain planning permission for your project or if you are looking to sell your home with approved planning permission to make it more desirable to potential buyers.
What does this package include?
– Obligation-free Discovery Meeting
A meeting with our architectural designers will give you the chance to discuss your needs and objectives, and how we will go about designing a solution that suits you.
– Measured Survey of the Property
We will kick-start the design process by taking all the necessary measurements at your home.
– Design Work
Our architectural designers will design a solution that suits you. We encourage your creative ideas to ensure you get exactly what is best for you.
– Planning Application Submission
With a finalised design that you are happy with, we will lodge and track the planning application on your behalf.
– Planning Approval
With planning approved, the next steps are up to you. We would be happy to assist you to find the right partners with our team of recommended contractors.
How much does this package cost?
Prices are quoted individually depending upon the scale and complexity of your project.
We offer fixed prices as opposed to a percentage of project value to give you a clear indication of costs up-front.
Package 2
Design + Planning + Structural
Who is this package for?
This package is ideal if you wish to have a ready-to-build solution that you can use to obtain quotes from contractors. The key difference here is that the structural calculations and drawings have been completed by a certified structural engineer.
What does this package include?

Structural Calculations and Drawings
We will liaise directly with our structural engineer on your behalf to arrange for the structural calculations and drawings to be completed for your project. In addition, we will provide marked up, ready-to-build, drawings for building control and tenders.

Pre-purchase Feasibility Advice
Who is this for?
This service is aimed at prospective home buyers who are looking at purchasing a property but aren’t sure about what work can be done on it. Sometimes the best option from a financial viewpoint is to buy a smaller property that can be extended in order to suit your needs; this can be done in a range of ways including extending/converting the loft or building out to the side or rear of the property.
What do I get?
We’ll happily meet you at the property you’re looking at purchasing, where we can talk you through your available options based around what it is that you’re hoping to achieve.
We’ll also follow this up with a written report with details on our recommendations and advice on how to move forward, and if possible a preliminary budget for your intended project.
Pre-planning Advice
Who is this for?
This service is aimed at home owners who are looking to extend their existing homes in order to suit their needs; this can be done in a range of ways including extending/converting the loft or building out to the side or rear of the property.
What do I get?
We’ll develop a preliminary design that we can use during a meeting with your local planning authority (that we’ll set up on your behalf) where we can discuss the options available to you, and of course, those that aren’t. These “pre-planning” meetings are hugely beneficial as they’re conducted with the correct planning authorities who can be quite particular on their requirements.
We’ll also follow this up with a written report with details on our recommendations and advice on how to move forward, and if possible a preliminary budget for your intended project.
