What is planning permission and do I need it?
Planning permission is granted by the local council for any work to be carried out on your home. It is critically important to get this right to avoid major setbacks either during or after the completion of any work on your home. The council maintain the right to request any work carried out without planning approval to be stopped or reversed should they feel the need to do so.
What is permitted development?
Permitted development is when an extension or addition to your home is permitted without the need to obtain planning permission from your local council, provided a set of strict rules, limits, and conditions are met. Whilst it is entirely possible that your work can be carried out under the permitted development conditions, we strongly advise our clients to obtain planning permission regardless in order to protect them from any possible legal implications that could see their projects fail – this is done by applying for a Lawful Development Certificate (LDV). Knowing that the local authorities have approved the work is always better than simply assuming that they have. It is also beneficial to have had the council’s approval for any work when it comes to selling the home in the future.
So, what's the catch?
With us… there isn’t one. Plans & Planning London was set up to help prevent people from unknowingly getting caught up in lengthy contractual commitments with standard loft and build companies where once you’re locked in with a hefty deposit – usually around £10,000 – there’s little room to manoeuvre if you decide to do something different.
There are never any further obligations with Plans & Planning London – if a design and planning permission is all you need, then we’ll be happy to help you with just that.
On the other hand, if you need a bit of more robust solution, like structural drawings and calculations or a full home renovation project, then we can assist with these too.
